What is a home inspection?
A home inspection is a visual, non-invasive evaluation of a home’s major systems (roof, exterior, structure, electrical, plumbing, HVAC, interior) to document condition and safety issues on the day of the inspection.
How long does a home inspection take?
Most single-family homes take 2–3 hours; condos/townhomes can be quicker and large/older homes longer. Additional time is also needed for optional services, such as ADUs, detached garages, pools/spas, etc.
How much does a home inspection cost?

Do I need to be there for the inspection?
It is not required, but it is highly recommended—especially for the last 30–45 minutes so we can walk you through findings and answer questions.

Typically same-day or within 24 hours, delivered as a PDF report with photos, videos, and a prioritized summary.
Are you licensed and insured?
Yes. Nest & Nail inspectors are ICA certified, following the InterNACHI standards of practice, and carry general liability and E&O insurance.
